August Suites hotel in central Pattaya is a very good option with rooms from around 1000-1300 baht ($30-40). This is a video from when I stayed there and it documents the room, the facilities and the surrounding area.

Speaking with fellow guests, everyone was happy with the room, facilities and quietness at night of August Suites.

NB: When booking this hotel you need to go through agoda for the best prices. The walk in rate was 1850 baht ($57) when I stayed, I tried to extend my stay direct and even the reception staff said use agoda for the best prices. The good, the bad and the ugly:

The good:
Clean, large room
Quiet in the day and night, away from the bar areas
Nice big balcony
Great central location, close to Soi Buakhao and Second road
Excellent deals to be had through agoda (remember to book through the Bkk112 agoda links on
Hotel shares the same management as April and August Suites (you’re in good hands)
Has a nice swimming pool & gym (not all 3-star hotels have these)
Cheap beer prices and nice food from room service

Bad things:
Room service finishes relatively early at 5pm
No tea or coffee provided (but the will provide a kettle and cups if requested)
Room was looking a little dated in parts
No bathtub, for such a large room you’d think they’d all have these

The Ugly:
Views were obstructed from most of the front facing balconies (they really need to chop down that big tree!)

Overall: I liked the August Suites a lot, and I wouldn’t hesitate to book in again as it ticks a lot of the boxes I look for. I don’t know of any central Pattaya hotel with equally big rooms and excellent overall facilities for $40 a night.

The only main negative I can think of was the poor balcony view, and that’s normally not a deal breaker for most people. April Suites and March Hotel share the same management as August Suites and they are also good choices close by in Central Pattaya.

My favourite place to stay right now. The hotel is ok like in your video. And the location cannot be beaten. You have this wonderful inside food court a few steps away. You are connected to all baht bus lines. You are in walking distance to beach, Soi Buakhao, Soi 7 /8, So Made in Thailand, New Plaza and and and.

What I like most is that this area is quite busy until dawn. If the lights are out everywhere else (except WS), you will find open food stalls right (try the Sushi takeaway) in front of August Suites. Many bar girls, staff etc. live in the area and are a going for a late night snack when they come home. So it is easy to sozialize even at 4 or 5 am if you like to.

Stayed here several times when it was new. It was very nice and very reasonable cost back then. Expensive now in GB£ terms due to poor exchange rate. The rooms over-looking the pool are about 25% bigger, have balconies and cost more. If you want to stay here in high season you will need to book months in advance, its very popular.
